It is the mission of Maintenance/Facilities Management to provide the best housing facilities
services for our residents while continuing to improve upon our service methodologies and
maintaining a HUD-High Performer Status.

Maintenance/Facilities Management Services:

In accordance with Asset Management Principles, the ACHA Maintenance/Facilities Management is diligent in providing services that are tailored to the unique needs of each ACHA property. Maintenance specialists such as Plumbers, Electricians, Carpenters, Painters, Plasterers, and Boiler Mechanics are dispatched to sites as a result of demands from preventive maintenance and UPCS inspections, which is governed by a high quality work order system. These specialists through the work order system also service resident demands.

Working in partnership with the Residential Property Managers, the Facilities Management leaders adhere to the Site-Based Management principles by assuring that supplies, tools, and equipment necessary for on-site repairs or item replacements are available. An example is in vacancy reduction whereby kitchen cabinets must be replaced, communication between managers and facilities leaders are of a level that down time is kept at a minimum when specialized services are required. An additional example is when emergency situations occur whereby specialized skills are needed to repair busted or broken water lines, replace hot water tanks, or services are necessary to provide a reasonable accommodation installation. Facilities Management stands ready to service the ACHA site-based needs with apt abilities and quality assurance outcomes even when calls are received for concrete, fire alarm, gas leaks, and bucket truck services.

The Facilities manager conducts pre-REAC inspections routinely to assure ACHA compliance to HUD and Allegheny County standards for building and grounds. This function - enhanced by the Facilities manager's expertise - affords the AHCA high scores as determined by HUD's REAC ratings.

The combined expertise of the Facilities manager and the Assistant Facilities manager provide the ACHA a high quality of leadership, maintenance knowledge, and accountability when serving our diverse customers - managers, residents, and central office. The ACHA consists of thirty-eight housing communities located in various municipalities throughout Allegheny County.
